Can you hold a place before I apply?
No. The application will be your hold. -
Do I pay first month’s rent and last month’s rent with my security deposit?
You are required to pay a security deposit prior to scheduling a lease-signing. When the lease is signed, the pro-rated rent is due prior to picking up the keys. Pro-rated rent is the rent for the first month and begins on the first day of the lease through the end of the month. Rent is always due on the 1st of the month. -
How old do you have to be to apply?
You must be a legal adult - 18 years of age. All people who will be living in the property, above the age of 18, must complete an application. -
Is the deposit refundable?
The security deposit is refundable. Any outstanding rents or amounts due, as well as any cleaning or repairs needing to be completed upon move out will be deducted from the security deposit, in accordance with the lease. -
Who needs a cosigner?
Unfortunately, Trustmark Property Management Property Management does not accept co-signers for leases. -
You have a property I want to rent. How do I apply?
To apply, you should first view the property. Once viewed, you will be provided a link to the application. A complete application includes the application (all online), the required documentation (also online in the application process) and a pet profile. There are three pet profiles to choose from - No pet (meaning you have no pet), Pet (provide the pertinent info about your pet including pictures and vet records), and Service Animal (you will provide the information about the animal, and any documentation required by governing laws for Service Animals). -
How do I pay rent?
You will have access to your online portal to pay rent. In the event it is needed, we will provide Cash Pay slip so you may pay at certain stores in cash. -
I want to get a pet. What do I do?
You should contact our office PRIOR to getting the pet. We will have you complete a pet screening for the pet, gain owner approval (if necessary) and send the pet agreement for signatures. -
I want to move out, but my roommate wants to stay. What do I do?
Your roommate must qualify to stay. From there all parties of the lease will need to sign acknowledging the departure of the roommate, and the status of the security deposit, keys, etc. -
My lease expiration is coming and I want to move out. What do I do?
You should review your lease for proper notification timelines for move out. All move out notifications must be in writing and provided to the office. Once received, we’ll process the request and there will be more documentation to be signed. You can find all documents for your Move Out Request here. -
Who is responsible for paying for repairs & maintenance requests?
In general, the owner is responsible for repairs. However, the owner is NOT responsible for repairs due to damage or neglect caused by the the tenant. Those charges will be assigned to the tenant and the tenant will be notified via mail. -
What if the applicant is not a US Resident?
An applicant must prove their identity using THREE of the following- Copy of Social Security Cards
- Work/Student VISA
- Student ID
- Bank Statements (six months)
- Proof of verifiable income

What is the process to view?
You should register with your preferred listings to be notified when they are released for viewing. To register, you’ll need to answer some pre-qualifying questions (based on our rental criteria) through our automated program.
When you are notified (via automated text and email) that the property is released for viewing, you should schedule to view the property using our digital lockbox system.
After your viewing, you will be sent the application link.

How does the application process work?
After your viewing, you will be sent the application link.
Follow the link to complete the application. You will need to upload a copy of your ID, your proof of income, additional documentation and pictures of any pets.
You will also need to complete a pet profile – either a no-pet profile, a profile for any pets, or an assistance animal profile.
Pet ScreeningYour completed application will include a completed pet profile, all required documentation outlined on the application and the application fee.

What is the next step if I’m approved?
You will need to submit your security deposit, and any pet deposit, to the office with certified funds (cashier’s check or money order)
You will need to schedule your lease signing appointment with our office.
